The Annual Garage Door Maintenance Checklist (13 Points)

A garage door cycles thousands of times a year. Heat, humidity and salt air in South Florida accelerate everything — rust, dried grease, loose fasteners. This is the same checklist our technicians run on a maintenance visit.

Safety systems

Test these first. If any fail, stop using the door until it's serviced.

  • Photo-eye reverse test — wave an object through the beam while closing
  • Mechanical reverse test — lay a 2x4 flat on the floor; the door should reverse on contact
  • Manual release cord — confirm it disengages and re-engages cleanly
  • Wall button and remote lockout function

Balance and movement

A balanced door is the single biggest factor in opener lifespan.

  • Balance test — door should hold position at waist height with the opener disengaged
  • Listen for grinding, popping or scraping through a full cycle
  • Check that the door travels level, not cocked to one side

Hardware and wear parts

Vibration loosens everything over time.

  • Tighten hinge, bracket and track bolts (snug, not overtightened)
  • Inspect rollers for flat spots, cracks or wobble
  • Inspect cables for fraying, rust or slack
  • Check the bottom weather seal for cracking and gaps

Lubrication

Use a lithium or silicone-based garage door lubricant — never WD-40, which strips grease. Hit the hinges, rollers, springs and opener rail. Wipe the tracks clean; do not grease them.

  • Hinges and roller stems
  • Torsion springs (light coat)
  • Bearings and end plates
  • Opener chain or screw rail

When to hand it off
