Garage door seals are the first culprit if you’re finding unwanted moisture in your home. These seals wear away over time, meaning they’re not able to keep water out over time.

Most seals should last for at least a year, but some can last significantly longer. While bottom seals typically need to be replaced most often, the top and side seals can also cause problems over time.


Gutters are an essential tool for preventing leaks on your roof. Essentially, the gutters are providing a pathway that the water can use to get off of the roof. If your gutters are clogged, the water sits on the roof, soaking through it until it begins to leak.

It’s a good idea to clean your gutters twice a year, once in the fall and once in the spring, as this is generally enough to ensure that they don’t become clogged. However, if there are any nearby trees that shed a lot of leaves into the gutters, you may need to choose a more aggressive cleaning schedule.


Drains are a brute force solution to any leaking or flooding problems. While it’s ideal to avoid water from getting into an area in the first place, drains are good for any trouble spots where you’re having difficulty keeping the water out.

Get Regular Inspections

Regular inspections are important for finding any weak spots are most likely to occur. As well, a professional inspection can help you find any slow leaks, which could be causing major structural damage without you realizing it.

We recommend getting yearly inspections if you’re not noticing any leaking problems. If there are areas of your garage that are inexplicably damp, you’ll want to bring an inspector in to find the source of the water.
