Look and Listen
Make sure you are paying attention to the state of your garage door. How does it look? Any potential holes? Any rust marks? Pay attention to the sounds it makes when it opens and closes. Any scratching, screeching sounds? Is it taking longer to close than usual? These may all point to a maintenance issue that you can nip in the bud now, or start saving and plan for one in the future.
Inspect and Replace Rollers
Branching off of the previous comment, be sure to check the state of your door rollers. If they are looking a little worn or rusted, it may be time to get them replaced.
Keep it lubricated
Moving parts, whether from a car or a door, need to be able to run unimpeded. This is accomplished easily through the use of lubrication of the gears. Use white lithium grease on the opener’s chain or screw, and a spray lubricant, available from your garage door specialist, to coat the overhead springs.
Keep the Tracks Clear
Make sure the tracks on either side of the door are free of debris and, if you are so inclined, you can use a level to check the plumb. If there are any significant adjustments needed for the tracks a professional garage door technician should make it.
Groom your Door
Don’t forget to examine the door itself. Wood doors will need examination for water damage and warp, as well as chipped and peeling paint. Steel doors may have rust spots that need to be sanded, primed and painted. Make sure to wash your garage door regularly.
